A real-time energy information system has been key to a successful energy management program. Working with tenants, Eastman Business Park offers energy audits and technical support for 'Gembas' and 'Kaizens'.

An Energy Gemba is a short 1-3 hour walk through of an area to explore energy savings opportunities that can easily be implemented. Some typical findings are associated with exhaust and HVAC systems, redundant equipment running and lighting improvement opportunities.

An Energy Kaizen is typically a 3-5 day event with a cross-functional team of operations personnel, technical experts, systems specialists, as well as a set of 'outside eyes' that combines a quick technical assessment with brainstorming to identify and implement low or no capital cost energy efficient improvements. A pre-event planning process secures management buy-in for the Kaizen team to make decisions and implement changes during the actual event. Typically, over 70 percent of actions identified are implemented by the end of the 3 to 5 day event.
